Greener Heating & Cooling

Heat Pump in the boxToday is the day that Horizon Residential Energy Services is beginning to install air-source heat pumps in our new house. For most of my posts, I have not named the people or companies who are helping us in our process of going greener, but we’ve had a great experience with Horizon for our insulation and sealing as well, and I would highly recommend them.

This is what their website has to say about heat pumps:

Long used for cooling in warm climates, heat pumps are now one of the fastest growing technologies for ultra-efficient heating in cold climates. Rather than generate heat from combustion or electric resistance, heat pumps extract heat from outside air or the ground and deliver it indoors as needed. This process is a more cost-effective way to heat than most conventional systems. In the summer, heat pumps can reverse and work as air conditioners, cooling indoors and rejecting heat outside.

We are hoping that we’ll save a lot of energy, (especially when we are able to install solar PVC on the roof sometime in the spring.)  The installation will take a few days, so I will post pictures of the completed set-up when they finish.

In the meantime, we are doing more cleaning and decluttering at our old house to prepare for showings and an open house on Saturday. Back to work!

What We Leave

Our current home is now officially on the market.  This beautiful acre of trees that has been such a wonderful place for us for the last ten years.  I have so many powerful memories in this backyard.  The morning songs of the cardinals, the four baby chipmunks who came out to play one afternoon and let me sit near them and even film their antics. The many deer who wandered through. The chickadee I held in my hands. The mornings of prayer in the screen tent, as the sun began to peek out through the spruce trees.  The golden slug crawling through the grass on its way to a mushroom. The turkeys, the neighbor’s chickens, the porcupine.

This place has been such a blessing for me, and for us.  We’ve planted daffodils and violets and day lilies and many other perennial flowers.  We’ve planted forsythia bushes, and a small hemlock tree to stand alongside the two larger hemlocks. We’ve planted raspberries and blueberries, and eaten wild strawberries that came up on their own. Of course, all that is hiding now, under a blanket of snow, but we included spring, summer and fall photos in our listing, so folks could see the loveliness of its other seasons.

We still have a couple of days before there will be any showings.  Time to do more de-cluttering and cleaning, so others might be able imagine their own lives here.  I hope that someone will come along, really soon, who will want to love this place and care for it, and be cared for by it, as we have.

Today, the new garage door is being installed.  I don’t have a picture yet of the completed door, but here are “during renovation” and “before renovation” pictures. Maybe someday we can shift to being a one car family, but with me working, and Margy with a disability, we still need two cars.

Or maybe someday, that one car can be electric, and be charged by solar panels on the roof of the garage–dreams for even more green journeying in the future.  But we do the steps we can do in the time we have right now. Thinking back to one of the other houses we liked, that one would have required we build a whole new garage.  So we are grateful that this garage was able to be easily renovated to meet our needs.

Here is what a house looks like with NO insulation.  Icicles and potential ice dams.  We got a snow storm the day after our home performance company took out the old insulation, and then they had to wait a few days before they could put in new insulation. (Mold discovered and then remediated.)  Today they brought the big truck with a long hose and blew in cellulose insulation.  Almost done.  Hopefully, during the next storm there will be no icicles.Insulation hose

 

Freecycle

As part of our de-cluttering process, we have had such great fun passing along things we don’t need any more through Freecycle.org.  So far in the last week or so, we’ve gotten rid of:

1. A Sleep-Number mattress that didn’t really live up to its claims of better sleep for people with back troubles.

2. Old exercise equipment that was in our basement when we moved in:Exercise Equipment DSC09841

DSC03215And 3. A Training Toilet–that is actually for potty training a child on the big toilet, (and able to be used by grownups too). Why did we have one of those in the first place?  We thought it might help during my attempt to toilet train our cats four years ago. (Sadly, it didn’t work out.)

Each of the people who took our castaways were totally thrilled to get these free new things in their lives.  And we enjoyed meeting the folks who came by our house to disassemble them and take them away.  What a great way to ring out the old year, and welcome in the new!

The Attic–Before

Insulation work on our new house started on Monday with the attic!  The plan is to take up all the plywood flooring, remove the old pink fiberglass batts, then frame up another 8 inches. They will make a box around the doorway as well, and create an insulated cover for the door.

Next they seal all the joints, and then blow in cellulose insulation. Oh, and before that the electrician will do a bit of work on the bathroom exhaust fan, and also some other electric work that is easiest to access from the attic.  After that they will put down the plywood flooring again on half of the attic so we can use it for storage.  At completion, we will have insulation value of R-50.

IMG_0554But then we got the news yesterday that there was an area of mold on the ceiling of the attic, over the bathroom area.  We were surprised because we hadn’t picked up any mildew odors. IMG_0556But it was all hidden beneath some rough plywood which you can see in the photo on top as a partial ceiling, and the next photo shows where they took it down. (And look, there are the new framing boards :)) And next: a picture of the mold. (These two photos sent from the crew, to keep us in the loop.)

The good news is that our crew found it, and contacted the remediation company they like to work with and today they came right over to the house to check it out, and also checked out the rest of the house.  They will let us know how much it will cost.  Everything always costs more than you think it will. But happily, they use ecologically safe methods for removal–basically baking soda in a soda blasting process.

So we are waiting to see what has to happen with all of this before the insulation process can resume. But the other good news is we really like the folks we are working with.

Tomorrow morning I will go over to meet the electrician; he will be continuing his work during the hiatus of the other work. Along with the bathroom exhaust fan, he will be fixing the doorbell, adding the wiring for future lighting in the living room, and adding a switch for the kitchen light next to our back door. Every day a little more is accomplished, in this second phase of our search for greener house.

After my complaints about the poor job on the doorway flooring, the lead carpenter came out yesterday morning and re-did the doorway… looks good this time.  We decided not to sand and refinish all the floors so we’ll have to wait for the natural colors to catch up with each other, but the floor boards flow from one room to the other as they should.

Hurray for speaking up.  (And thanks for all the moral support from commenters!)

Cranky

I am feeling cranky today.  After some good beginnings with our carpenter and his crew, yesterday we went to the house, and were shocked by some very poor work on the wood floor being done to fill in where the doors were enlarged.  Cracks, a big cut joint between several boards right in the middle of the door.  I didn’t take a picture of that.  But the other day I had taken a picture of a few other un-finishings. Like this mark over the windows that were installed–a deep scratched groove in the drywall.  There are three such marks below and two above.

Scratch DSC02947We don’t have any touch up paint for this room’s color (the sellers left some paint cans from other rooms in the basement.)  So does this mean, really, that we’ll have to repaint the entire room?

There was also a mistake in the placement of a grab bar in the bathroom, and while it can be moved, the place from which it will be removed will now be marred, and the bathroom wall is either wallpaper or a sponge-spackled paint finish that we don’t have the ability to duplicate.

When I contract with someone to do work that we cannot do ourselves, it creates in me a sense of vulnerability.  When things come up, I ask myself all sorts of self-doubting questions: Am I being too picky?  Should I have said more? What can we reasonably expect? Can we assume they’ll finish up the work nicely, or do we have to raise the issues as we notice them? Should I have held up our second payment check to make sure these issues were dealt with? (We are doing the work in three stages, so it didn’t seem unreasonable to make a second installment before everything was totally done on this stage–But?)

I did call the carpenter shortly after we noticed the poor job on the flooring–this was being done by a member of his crew–and he interrupted the work and has said he will fix the issues we raised.

I hate to be in the mode of criticizing other people’s work. But I do expect people to do a good job. This is only a small “easy” job for them apparently, but it is the home we hope to live in for a very long time. I want to look at the improvements we made, and feel happy about how beautiful they look.

I was thinking about all of this this morning, and trying to figure out how to get into a better mood.  I remembered some advice that Sarah Susanka wrote:  “Every situation contains within it the food and fertilizer for our flourishing, but the only way we can find this out is by being obedient to each set of circumstances that present themselves–to fully engage whatever arises to the best of our ability and to process any reactions and judgments as they come up, without editing or suppressing anything.”

She went on to describe her discomfort with situations of confrontation, how she hesitated to share her direct feelings for fear of angering someone else.  How important it was for her to begin to notice that pattern and uncover what came up in her, so she could learn to be direct–to deal with the difficult and uncomfortable as it arose.  Yep.  That resonates.

So I blog to notice what comes up for me, to give it some attention–to be able to say, I am afraid to demand of others the level of perfection that I demand for myself. And I am afraid to confront others about their mistakes.  I don’t want to make anyone angry or uncomfortable.  But I do have it within me to confront–if I can get through the resistance to having to do it, the wish to avoid it. It wasn’t what I wanted to have on my plate yesterday or today, but there it was. Here it is.

Bittersweet

Some hard realities are emerging in our pursuit of the house with the beautiful back yard. It has been a whirlwind of activity for acting on due diligence for the purchase and sale. We’ve had a home inspection, and a solar evaluation. We’ve discovered a few moderate-sized challenges–we’ll have to replace the roof before we can install solar panels.  We’ll have to prune a large tree whose branches hang over the roof.

But perhaps the worst came yesterday, when our realtor called to say that in looking closer at the deed and the page on which it was registered, it appeared that not all the land that seemed to belong to this property actually belongs to it.  There is a Portland Water District parcel that runs next to the land, and it takes up part of the space that was being occupied by the current owners.

We feel angry and betrayed that the sellers never disclosed this information.  In the listing photos and in the placement of some children’s playground equipment, we were led to believe that this property went up to the neighbor’s fence.  But in reality the larger part of the side yard belongs to the PWD.  I remembered that there had been the remnants of a little fence from the front corner of the house over to the neighbor’s fence that had been removed except for the posts.  We are guessing that the realtor suggested they take down the fence because it wasn’t legal, but who knows?

We went to the property today to do some of our own measurements, to see where the boundaries really are, and to try to decide if, with this new information, we still want to choose this property.  We really don’t like the underhanded aspects of real estate–the attempts get the best deal you can, even if you play dirty.  Our own values say, be honest, let it be fair to all involved. We are so glad our realtor shares those values, and also that he is so conscientious and went the extra mile to discover these discrepancies.

When we did the rough measurements we discovered that the actual front boundary of the property stops about even with the side of the house, and then slants back to the left, away from the house, directly through the play equipment. The big tree, and the neighbors fence too, by the way, are all on PWD land.  We spent a long time in the yard, trying to sort out our feelings about it all.  We still need some more information from the water district. It seems that all the neighborhood properties are currently encroaching on their land.  There is a 20-inch, 101-year-old water main that runs on their land, fortunately toward the other side of it. But will they be tearing it all up to replace or repair in the next twenty or thirty years?

What we’ve learned in this process is that the privacy of this back yard is vulnerable. Along with this water district land, there is a paper road that is undeveloped at the back of the land, that may never be developed, or will it?  On the plus side, all of it expands the sense of space that one feels there.  But on the other hand, will there be future changes over which we have no control? We’ll try to get more information on Monday. We have until Tuesday to withdraw.  But for now, we are still feeling a connection to the land, even tender toward its neglected needs.  In the undeveloped areas off the back edges, there are invasive vines and bittersweet.  One of the values of permaculture is to bring healing to the land. We feel good about that. Please send us prayers for clarity, and the revealing of important truths.

The Beautiful Backyard!

We are under contract! We looked at a house on Halloween, made an offer the next day, and last night signed the Purchase and Sale agreement with the sellers. It has a beautiful backyard!  It is in Portland, just a 13 minute walk to the Evergreen Cemetery Trail, a 17 minute walk to a bus line, and a 51 minute walk to the house of one of our friends! (I love the “walk and bus” feature of Google Maps) And did I mention it has a great backyard? It is .43 acres, and resonates so deeply with our desire to be in the city, but also connected to nature. I am already imagining what a great permaculture design we will create for this land.

As we have looked at houses during the last three months, we’ve come to better realize what was most important to us in our search for greener housing, and what we could let go. We realized that location and connection to nature were vital.  This place feels just wonderful in that regard.

The house itself is a very simple and well maintained ranch style. It is on the small end of the range we’ve considered–just 1025 square feet of one level living.  We hesitated a bit on that–could we really downsize enough to live in half the square feet of our current house?  But isn’t that just what we are trying to do in this journey?  Reverse course from the bigger-is-better mentality?  (And luckily, it also has a partly finished basement that will offer extra space as we make this transition, and offer room for guests and projects, and probably lots of boxes.)

As I look back at our list of hoped-for features, there is no laundry on the first floor (that is in the basement) and no mud-room.  We also need to convert the garage door from a one-car to a two-car–the garage is wide enough, but has been used as one bay and storage. We hope to add a couple more windows toward the back yard to let in more light and create a better interior connection to the beautiful back yard. But everything else lines up. It has a fairly south facing roof for solar, seems like an easy layout to add air-source heat pumps, and has a wood stove insert in a fireplace.  It has wood or tile floors throughout, and a feeling of peace and beauty. You sense that it has been crafted with care.

I am feeling a deep sense of joy this morning.  I want to say one more thing about this part of the journey, though, something that I learned yesterday, when I was caught in the exhausting anxiety of the offer/counter-offer real estate process.  I often feel guilty about feeling anxiety–like I should be more peaceful and trusting if I am flowing in the River of Life. But lately I have been reading about how being present to the moment is being present to all that emerges.

So I took some quiet time to be open to the anxiety as well, to pay attention to it. When I did that, there was a deep intuitive feeling that told me–act now! Margy and I talked, and we told our realtor we wanted to accept their counter-offer, even though we still agreed it was a bit over-priced. My intuition seemed to be saying, there will be other parties interested in this house, and you must act now for it to come to you. So I trusted my anxiety this time, and here we are–ready to continue on the next chapter of our search for greener housing!
